Deed fraud is rising, and a PDF on a server proves nothing. CertiDeed gives every document you close an unforgeable fingerprint that you — and your client — can verify years from now.

The problem
Closing files live in email threads, shared drives and vendor servers. Any of them can be altered after the fact, and nothing about the file itself proves otherwise. When a deed is later disputed, the burden lands on the title company.

How it works
Deed, title policy, closing disclosure — whatever the file requires. Your team uploads PDFs exactly like they do today.
We compute a cryptographic fingerprint of every file and record it on the Polygon blockchain. Change one character later and the fingerprint no longer matches.
Buyer, seller, agent and notary sign electronically. Every signature, timestamp and IP is captured in an audit trail you can export.
They get a certificate with a QR code. Years later they can confirm their deed is authentic and unaltered — without an account, and without calling you.
What you get
If a closing is ever disputed, you can produce an audit trail anchored to a public blockchain — independently checkable by opposing counsel or a court.
Every firm gets a dedicated database and encryption key. Your clients' non-public information is never co-mingled with another firm's.
Documents are encrypted with AES-256-GCM before they ever leave our servers, and access to every one of them is logged.
Explicit E-SIGN / UETA consent is captured and stored with each signature, alongside timestamp, IP address and device.
Why a blockchain
A vendor's own audit log is only as trustworthy as the vendor. Recording each document's fingerprint on a public blockchain means anyone can check it independently — including if your client leaves you, and including if CertiDeed no longer exists.
We use Polygon, the same network Adobe, Nike and Starbucks have used for production applications. Recording a document costs a fraction of a cent, and it runs on proof-of-stake rather than energy-intensive mining.
